Rowley Properties, located in Issaquah, has an immediate opening for an Assistant Property Manager. We are a small family business that owns, develops and manages our own properties in Issaquah. This position is responsible for supporting Rowley Properties’ commercial property management/operations with activities on a day-to-day basis primarily focused on commercial properties, lease administration, and tenant/resident satisfaction. Activities/functions, including but not limited to, lease showings and administration, property maintenance, tenant relations/customer service, business development, tenant improvement activities, property appearance, quality control, safety, security and condition. Works with Designated Broker, Commercial Team, Customer Services/Accounting, Facilities and the CEO to help maintain competitive, quality properties and buildings and lease spaces within those properties/buildings. Has direct contact with tenants and impacts company/tenant relations. This is a non-supervisory, non-exempt position.

Key Responsibilities:
* Assist in preparing, reviewing, and managing lease documents and amendments.
* Track critical dates such as lease expirations, renewals, and rent adjustments.
* Coordinate with tenants regarding lease compliance, insurance requirements, and other contractual obligations.
* Serve as the primary contact for tenant inquiries and coordinate resolutions for maintenance requests, lease issues, and complaints.
* Conduct regular property visits to ensure tenant satisfaction and identify maintenance needs.
* Assist tenants with design templates for signage and interior improvements as needed, ensuring compliance with property standards.
* Assist in organizing tenant events, meetings, and communications.
* Support property inspections, maintenance planning, and service contract management.
* Help coordinate repair and maintenance activities with vendors, ensuring compliance with company standards.
* Monitor property condition and ensure curb appeal is maintained to a high standard.
* Manage parking allocation and coordinate towing services as applicable. * Assist in the creation and maintenance of forms, policies, and procedures for the Commercial department to streamline operations ensure compliance with company guidelines.
* Assist in marketing vacant spaces.
* Help coordinate property showings and provide leasing information to prospective tenants.
* Support the development of marketing materials and tenant retention programs.
* Assist in tracking rent collections and managing accounts receivable.
* Review and analyze property expenses, recommending cost-saving opportunities where possible.
* Assist in preparing annual budgets, CAM reconciliations, financial reports, and variance analysis.
* Maintain accurate property and tenant records, both digital and physical. * Prepare reports, meeting notes, and presentations for the Commercial Manager.
* Provide general administrative support, including scheduling, correspondence, and data entry.

Required Skills/Abilities:
* Previous Commercial Property Management experience required or a property management certificate
* Working knowledge of commercial office building leases * Strong working knowledge of the MS Office suite and Microsoft Teams * Excellent sales, verbal, written, communication and interpersonal skills * Excellent organizational and time management skills, including proficiency in evaluating and prioritizing issues * Strong attention to detail * Ability to work well under pressure and against tight deadlines * Effective at multi-tasking * Experience with Appfolio property management / accounting software program, a plus * Experience with Kardin budgeting software, or similar program, a plus * Experience with managing facilities-related personnel, particularly in the field of commercial property maintenance and janitorial responsibilities
Education & Experience: * Two-year degree in business preferred but not required * Minimum of one-year commercial property management experience and/or sales/leasing experience * Real Estate brokers license in Washington State, a plus
